Set to Reshape Noida Airport Development Zone

NOIDA: The Yamuna Expressway Industrial Development Authority (YEIDA) has announced revisions to its building bylaws, bringing them in line with height restrictions mandated by the Airports Authority of India (AAI) within a 20-kilometre radius of the upcoming Noida International Airport in Jewar.

The decision, approved during YEIDA's board meeting in early September, is expected to reshape development patterns for residential, commercial, and industrial projects in the vicinity of one of India's most ambitious aviation hubs.

The move follows the release of AAI's Colour-Coded Zoning Map (CCZM), a detailed framework that specifies permissible construction heights based on proximity to airport runways. YEIDA will now incorporate these zoning restrictions into its Building Bylaws-2010.

"By integrating AAI's colour-coded zoning map into our bylaws, we will approve building plans only if they adhere to the prescribed height norms. This measure ensures a safe and obstruction-free flight path for aircraft operating from the Noida airport," a YEIDA official said.

Under AAI's guidelines, no construction, erection of structures, or even plantation of tall trees is allowed within the restricted zone without a No Objection Certificate (NOC) for height clearance. With the revised bylaws, no project approvals will be granted unless they comply fully with these safety requirements.

"The bylaws are being amended to ensure that all construction layouts are sanctioned strictly on the basis of AAI's colour-coded zoning map," the official added.
